116 homes for affordable rent across two blocks, located on brownfield land that has remained vacant since the 1960s, and is part of the broader Custom House regeneration scheme.

Originally tendered as a PHI Low Energy Building, Leyes Road presented a unique opportunity to demonstrate the potential for a higher standard of performance. Delta Q successfully showed that the project could achieve Passivhaus Classic certification without requiring any upgrades to the original specification due to the favourable form factor of the building. This means we are able to deliver even greater sustainability and comfort for future residents.
The buildings will be constructed with a concrete frame and blockwork infill, providing a durable and energy-efficient structure. To support the project’s performance goals, roof-mounted air source heat pumps will be installed, delivering both heating and cooling through a tempered supply of air, while also providing domestic hot water. This solution ensures minimal energy use while maintaining a comfortable indoor climate year-round.
Each apartment will be fitted with a Mechanical Ventilation with Heat Recovery (MVHR) unit, ensuring continuous, efficient ventilation throughout the development. The MVHR system recovers heat from outgoing air and uses it to warm incoming fresh air, significantly reducing energy demand while improving indoor air quality. This comprehensive approach guarantees the project will meet the highest standards of energy efficiency, comfort, and sustainability, creating an ideal living environment for its residents.
