Project details:

Leyes Road is a Passivhaus affordable rent housing scheme for the London Borough of Newham, built in response to their Climate Emergency Action Plan, which mandates building of council owned housing to the Passivhaus Standard (see also Hathaway Crescent, John Street and Vandome Close). The project comprises 116 Passivhaus apartments in two blocks of seven storeys each, located on brownfield land which has been vacant since the 1960s.  It is part of the larger Custom House regeneration scheme.

Delta Q were appointed Passivhaus Consultants to support the design and construction of the housing by main contractor, Bugler Developments. The project was tendered as a PHI Low Energy Building project, however Delta Q have been able to demonstrate that the scheme is suitable for Passivhaus Plus certification without any upgrade to the tendered specification.  

Construction of the buildings will be in concrete frame with blockwork infill.

Roof mounted air source heat pumps will provide heating and cooling via tempered supply air and domestic hot water. Ventilation is provided to all apartments via a mechanical ventilation with heat recovery (MVHR) unit in each dwelling.
